Some clients need a house sold. Some need a home finished. Most need something in between, and the honest answer is usually a combination.

Home staging

Full vacant staging for a property going to market. We plan the layout room by room, bring in furniture, art and accessories, install ahead of the photography date, and remove everything after closing.

The goal is not to make the house look expensive. It is to make it legible — so a buyer walking through understands instantly what each room is for and how big it actually is.

Virtually staged living room

Virtual staging

We photograph the property empty and furnish it digitally. The rooms are shot properly first — corrected verticals, real light — then furniture, rugs, art and greenery are added to the images so the listing shows a home instead of a bare shell.

It costs a fraction of physical staging and turns around in days rather than weeks, which makes it the right call for a vacant property on a tight timeline, a listing that needs to go live quickly, or a room a buyer struggles to picture in use.

What it cannot do is change how the house feels at the showing. If buyers will walk through it, physical staging still wins. The two work well together — stage the main rooms, render the rest.

Every image is disclosed as virtually staged, which most listing services require and every buyer deserves.

Interior design

Full-service design for a home you are staying in. Concept, layout, finishes, joinery details, lighting, furniture and the coordination to get it all installed in the right order.

We work to a documented scheme rather than a rolling conversation, so the decisions are made once, early, when changing them is still cheap.

Occupied restyle

For a home that is lived in and going on the market, or simply not working. We use what you already own wherever it earns its place, then fill the gaps with sourced or rented pieces.

Usually the cheapest intervention with the largest visible change — most occupied homes are over-furnished rather than under-furnished, and editing costs nothing.

Sourced materials and finishes

Furnishing & sourcing

Procurement on its own, for clients who have the plan and need someone to execute it. Trade sourcing, lead-time management, delivery coordination, assembly and final styling.

This is the least glamorous service and the one that most often rescues a schedule.
